NOTICE OF BOARD AND ANNUAL MEETING

Notice is hereby given that the Annual Meeting of Unit Owners will be held on Tuesday, November 16, 2021, p.m. via Zoom (Zoom information on the Agenda). There will be a Board Meeting starting at 6:30 p.m. to discuss and adopt the Proposed 2022 Operating Fund Budget starting at 6:30 p.m. The Annual Meeting will start immediately after the conclusion of the Board Meeting.  

The business to be transacted at the Annual Meeting shall be to elect four (4) Directors for a one-year term, three (3) Directors for two-year terms and to transact any other business which shall properly come before the Council.

Pursuant to Section 5, Article III of the By-laws, a Unit Owner may vote in person or by proxy.  Enclosed is a Proxy Statement, a Proxy, brief biographies of the candidates, an agenda and the Proposed 2022 Operating Fund Budget.

The budget proposes a 0.7% increase in the monthly Regular Assessment.  Due to numerous repairs on the aging elevators in 2021, and anticipated repairs in 2022, it was necessary to increase the monthly Elevator assessment by $2.20 per month.  Effective January 1, 2022, the monthly assessments will be:

  • Silver Ridge:   $222.28  (2 bedroom or 1 bedroom and den)             $241.00 (3 bedroom)
  • Perry Brook:   $289.40 (includes $241.00 Regular Assessment plus $48.40 (Elevator Assessment)

As the Board reviewed the 2022 budget, they worked to assure all line items were adequately funded which included adding Dryer Vent Cleaning in 2022 and increased funding for Snow Removal. They worked hard to keep the increase as low as possible without sacrificing services.

To have an official meeting, there must be a quorum consisting of at least 51% (123 unit owners), either by proxy or in attendance via Zoom.  IT IS IMPORTANT THAT YOU RETURN THE PROXY OR ATTEND THE ZOOM MEETING TO ESTABLISH THE REQUIRED QUORUM. You may mail your proxy to P.O. Box 529, Timonium, Maryland 21094-0529, fax to 410-296-1289 or email to tmcquay@brodiemgmt.com no later than 5:00 p.m., Tuesday, November 16, 2021.  You may revoke your proxy at any time before or at the Annual Meeting.  If a quorum is not present, the provision of Section 11.109 (c)(8)(ii) of the Annotated Code of Maryland Real Property may be invoked.
